Plan your Dominican Republic purchase
Use these questions to prepare for conversations with your independent advisers. The country sections explain selected reporting concepts; they do not determine your tax status or give individual advice.
Educational research based on the linked official sources. Source checks are dated individually and are not professional approval of a purchase or tax return.
Education for Canadian and U.S. readers. Citizenship, tax residence, ownership, use and individual circumstances can lead to different obligations.

Start With The Property
Your property, costs and review file
What should I establish before committing?
Start with the exact property, intended use, written terms and independent advisers. Ask your Dominican lawyer to review the title, permits, contract and proposed payment arrangements before you sign or pay. Treat this as a planning prompt, not a universal transaction sequence.
Ask Your Adviser
Which documents are missing, who will review them, and what must be resolved before commitment?
Obtain transaction-specific advice from an independent Dominican lawyer.
How should I compare the full cost?
Request dated estimates in a stated currency for the purchase, professional work, applicable taxes, financing, furnishing and ongoing ownership. Identify exclusions and uncertain items. Keep operating costs, financing, capital spending, reserves and tax treatment separate. Blank estimates remain unconfirmed, not zero.
Ask Your Adviser
Which amounts are one-time, recurring, refundable or still unknown?
These are planning categories, not a fee schedule, return forecast or tax calculation.
What should my review file show?
Match the exact residence and seller to the documents being reviewed. Track title and legal-status information, plans, written inclusions, access and use rules, completion terms and management arrangements. Record outstanding questions and the adviser responsible for each review.
Ask Your Adviser
What has been received, what has actually been reviewed, and what remains unresolved?
Document receipt is not legal approval; the appropriate checks depend on the property and transaction.
What should an overseas buyer ask about Dominican financing?
Banreservas publishes mortgage services for residents abroad and assistance for foreign residents with economic interests in the Dominican Republic. Approval, available currency, required documents and current terms must be confirmed by the lender.
Ask Your Adviser
Is this applicant and property eligible, and what dated documents, currency choices, conditions and terms would apply?
Confirm eligibility and current terms directly with the lender; obtain independent Dominican legal and financial advice before committing.
Canadian
For Canadian buyers
Start with Canadian tax residence, intended use and the actual ownership documents. A Canadian tax adviser should assess Canadian reporting alongside separate Dominican advice.
Does a Dominican vacation home belong on Form T1135?
For Canadian tax residents, the answer depends on the property’s use and the aggregate cost of specified foreign property. CRA excludes personal-use property, but profit-oriented rental and mixed-use situations need careful review. Calling a home a vacation property does not settle its classification.
Ask Your Adviser
How do my personal use, rental plans, ownership and acquisition date affect the T1135 assessment?
Confirm your circumstances with a Canadian tax adviser; obtain separate Dominican advice for the local transaction.
If T1135 is not required, can rental income still be reportable?
Yes. CRA distinguishes the foreign-property information return from income reporting. Canadian resident taxpayers must report income earned from foreign property regardless of its cost amount. A T1135 exception does not itself exempt rental income from Canadian tax.
Ask Your Adviser
How should my Dominican rental activity and any change of use be reflected in my Canadian reporting?
Confirm your circumstances with a Canadian tax adviser; obtain separate Dominican advice for the local transaction.
Will Dominican tax automatically offset Canadian tax?
No. CRA says a foreign tax credit may be available for qualifying foreign income or profit taxes on income reported in Canada. Eligibility and the amount depend on the taxpayer and income involved. Do not assume every property-related charge qualifies or that local incentives determine Canadian treatment.
Ask Your Adviser
Which actual foreign taxes, income records and supporting receipts should I bring for the credit review?
Confirm your circumstances with a Canadian tax adviser; obtain separate Dominican advice for the local transaction.
What records should I prepare for my Canadian adviser?
CRA’s rental guidance calls for detailed income and expense records supported by invoices, receipts, contracts and other documents. Build a file that connects each amount to the rental activity. Ask your adviser what additional purchase, ownership, personal-use and currency records your circumstances require.
Ask Your Adviser
What should I record from the purchase onward, and how should I separate personal use, rental operations and capital spending?
Confirm your circumstances with a Canadian tax adviser; obtain separate Dominican advice for the local transaction.
U.S.
For U.S. buyers
Start with U.S. citizenship or tax-residency status, then distinguish income, the property, entity interests and accounts. A U.S. tax adviser should assess the applicable obligations alongside separate Dominican advice.
Can Dominican rental income matter for U.S. tax?
U.S. citizens and U.S. tax residents generally fall within worldwide-income taxation, including taxable income from abroad. Noncitizens need a separate tax-residency assessment: green-card and substantial-presence rules, exceptions and elections can matter. A U.S. mailing address or this guide’s audience label does not determine your status.
Ask Your Adviser
What is my tax status, and how should this property’s income be reported under the rules that apply to me?
Confirm your circumstances with a U.S. tax adviser; obtain separate Dominican advice for the local transaction.
Is the property itself reported on Form 8938 or FBAR?
IRS guidance distinguishes directly held foreign real estate from financial assets: the directly owned property itself is not reported on Form 8938 or FBAR. An interest in a foreign entity holding real estate may be reportable on Form 8938. Related accounts and other filings need separate review.
Ask Your Adviser
Am I buying the real estate directly or an entity interest, and which reporting questions follow from the actual documents?
Confirm your circumstances with a U.S. tax adviser; obtain separate Dominican advice for the local transaction.
Could a Dominican bank account create separate reporting?
Yes. FinCEN’s FBAR rules concern foreign financial accounts, including relevant financial interests or signature authority, subject to filing conditions and aggregate values. Form 8938 has its own scope and requirements. Filing one does not replace the other; some people must file both.
Ask Your Adviser
Which accounts, ownership or signing authorities and account-value records should my adviser examine?
Confirm your circumstances with a U.S. tax adviser; obtain separate Dominican advice for the local transaction.
Will Dominican tax automatically eliminate U.S. tax?
No. A U.S. foreign tax credit may be available for qualifying foreign taxes, subject to conditions and limits. Not every foreign tax or amount withheld qualifies, and taxes on income excluded from U.S. gross income cannot support the credit. Have the actual income and payments reviewed together.
Ask Your Adviser
Which taxes and payment records are relevant, and what limitations apply to my circumstances?
Confirm your circumstances with a U.S. tax adviser; obtain separate Dominican advice for the local transaction.
